How Australian buyers can verify an escrow account for Dubai off-plan before transferring

Australian buyers can verify the escrow account for Dubai off-plan before paying: find the number in Dubai REST, match the payee, record what you saw.

Short answer

  • To verify an escrow account for a Dubai off-plan project, Australian buyers can open the Dubai REST app's Project Status (Mashrooi) service, which shows escrow account details for the project.
  • The DLD's Dubai REST page says off-plan investors can see project details including "the escrow account number".
  • Dubai REST v7.0.0 restricts foreign investors to UAE PASS or title deed logins; UAE PASS offers a Visitor path using a passport.
  • Under the DLD FAQ, escrow accounts can only be run by a bank licensed by the UAE Central Bank, operating in Dubai and approved by RERA.
  • Escrow protects how your money is used; it does not guarantee completion. Pay only into the account the official record shows.

A two-minute account comparison before every transfer works the same from Brisbane as from Dubai, and you can cross-check the project's escrow facts too.

How can Australian buyers verify an escrow account for Dubai off-plan?

Australian buyers verify an escrow account by looking up the project in Dubai REST's Project Status (Mashrooi) service and comparing the escrow account shown there with the account on the payment request. If the two do not match exactly, the transfer waits.

An escrow account is a bank account opened in a project's name under Law No. 8 of 2007; Article 7 requires off-plan buyer payments to be deposited there. Mashrooi is the Project Status service in the Dubai REST app.

Branch 1: no Dubai REST login yet

Off-plan buyers abroad usually hold an Oqood pre-registration rather than a title deed. Our reading of the app's login options is that they will in practice need UAE PASS; the DLD does not say so directly. UAE PASS has a Visitor route: download the app, create an account, choose Visitor, then Passport. Gulf News reported in 2022 that a home-country mobile number is accepted and identity is checked by facial recognition.

Branch 2: Dubai REST escrow lookup for Australia investors

Open Services, choose "Project Status (Mashrooi)" and search by project name, as the DLD guide describes. Screenshot the escrow account details with the date visible. The DLD website also offers a project status lookup by plot number, project number or project name.

  1. Find the project

Search by name in Mashrooi. If you cannot find it, that is itself something to raise with the developer.

  2. Read the escrow details

Note the escrow account number and the bank shown for the project.

  3. Compare character by character

Example: a hypothetical request ends in 4471 while the record ends in 4417. Two transposed digits are a mismatch.

  4. Save the evidence

Keep the screenshot with your SPA and the payment request in one folder.

Branch 3: the account matches

Pay, then keep the proof: the bank confirmation from Australia and a receipt naming the escrow account. Under Article 12 of Law No. 8 of 2007, depositors may see their own accounting records and ask for copies.

Branch 4: an escrow account number check in Dubai that fails

Do not transfer. Ask the developer in writing why the details differ and request confirmation through a contact you already hold, not one given in the suspicious message. If money has already gone, see what to do after paying outside escrow.

Investors must verify that off-plan projects are licensed and registered with an escrow account

Escrow account number check for Dubai from Australia: the home-side steps

The home side of an escrow check is about your bank, your timing and your records, because Australian protections for international transfers are limited.

The same Mashrooi screen shows completion data, which our pre-payment construction check for Australia uses. If you are being asked for an EOI before an SPA exists, see Dubai EOIs for Australian buyers. FAQ

Where do Australia investors find the Dubai escrow account number?

Australia investors find the escrow account number for a Dubai off-plan project in the Dubai REST app, under Services, "Project Status (Mashrooi)". The DLD's guide says the service shows project and developer details, escrow account details and inspection details, and the DLD's Dubai REST page says off-plan investors can see the escrow account number.

Can I use Dubai REST from Australia without a UAE residency visa?

Dubai REST can be used from Australia without residency if you can log in. Version 7.0.0 restricts foreign investors to UAE PASS or title deed logins. Off-plan buyers without a title deed will in practice need UAE PASS, which offers a Visitor registration path using a passport. The DLD does not state this directly.

What should I do if the escrow account on my invoice differs from Dubai REST?

An escrow account on an invoice that differs from the one in Dubai REST is a reason to stop the transfer. Ask the developer in writing to explain the difference, confirm it through a contact you already hold, and keep screenshots of both. If money has already been sent, contact your Australian bank immediately and report to Scamwatch.

Does paying into escrow guarantee my Dubai project will be finished?

Paying into escrow does not guarantee a Dubai project will be finished. Escrow under Law No. 8 of 2007 controls how buyer money is used and keeps deposits from the developer's creditors. If a project stalls, Article 15 requires the escrow agent to take steps to ensure completion or refunds, but the outcome depends on the funds available.
