Handover date changed on your Dubai off-plan unit: a guide for Australian buyers

Handover date changed on a Dubai off plan unit? Australian buyers can see the official date in Dubai REST and compare it with the SPA and expo promises.

Short answer

  • Handover date changed on a Dubai off-plan unit? Australian buyers can read the projected completion date in the DLD's Dubai REST app under Project Status (Mashrooi).
  • RERA periodically asks developers to update the expected completion date and completion rate, so the app date can move.
  • Your sale and purchase agreement (SPA) sets the anticipated date and any extension right, often up to 12 months.
  • A date given at a seminar or expo has no standing unless it appears in the SPA.
  • No verified Dubai rule obliges the developer to notify each buyer individually of a revised date.

Where did the new date come from?

Handover date changed on a Dubai off-plan unit: what Australian buyers compare

Three dates matter, and only two are official. The SPA date and the projected completion date in DLD records carry weight; a date heard from a salesperson does not, unless it was written into the contract.

The SPA (sale and purchase agreement) is your contract with the developer. The Dubai Land Department (DLD) registers off-plan sales; RERA is its regulatory arm.

Branch 1: the new date appeared in Dubai REST

The app reflects what RERA last asked the developer to update. The DLD FAQ says RERA periodically asks developers to update the expected completion date and completion rate.

  1. Set up UAE PASS from Australia

Without a title deed you will, in practice, need UAE PASS: version 7.0.0 of Dubai REST limits foreign investors to UAE PASS or title-deed login. UAE PASS offers a Visitor path: create an account, choose Visitor, then Passport.
  2. Open Project Status (Mashrooi)

In Dubai REST, go to Services, choose Project Status (Mashrooi) and search by project name. The DLD guide says it shows project and developer details, escrow account details and inspection details.
  3. Note the dates on screen

Gulf News (2023) lists the construction start, projected completion, last inspection and registration dates. Screenshot them.
  4. Set the SPA beside it

Mark the anticipated completion date and the extension clause. Many SPAs allow up to 12 months.

Branch 2: the developer wrote to tell you

A letter is useful only if the registry agrees with it. Check that the date in the developer's email matches the projected completion date in Dubai REST, and keep both.

No verified Dubai rule requires a developer to notify every buyer of a revised date, so check on a schedule, for example before each instalment.

Branch 3: the date came from a broker, seminar or expo

Only the contract counts. If a salesperson promised a handover year at a Sydney event, look for it in your SPA; if it is not there, it was marketing.

A "Dubai Property Expo – Sydney" was listed for 24–26 October 2025. Under DLD advertising rules, exhibitions allow only preliminary reservations, not sales.

Recording a new completion date from Australia

Write down the date, the time zone and the source each time. A clean log helps any later talk with a UAE lawyer or the DLD.

A screenshot at 06:00 Tuesday in Sydney during daylight saving is still 23:00 Monday in Dubai. Note both times.

If the date is past the extension period, see whether you can claim for a late handover, the delay decision tree for Australian buyers, or the escalation path when the developer goes quiet.

The general version is handover date changed in Dubai; every Australia guide is on the hub for Australian buyers. You can also run a second-opinion check on the project.

Questions on changed handover dates

How do I check a new completion date in Dubai from Australia?
A new completion date in Dubai is shown in the DLD's Dubai REST app under Project Status (Mashrooi), beside the last inspection date. Buyers in Australia without a title deed usually log in with UAE PASS, which has a Visitor registration using a passport. Screenshot the date and compare it with the SPA.
Check the completion date in Dubai REST: can Australia investors do it remotely?
Yes. Australia-based investors can check the completion date in Dubai REST remotely once they have a login; foreign investors use UAE PASS or a title deed. The DLD website also offers a project status search by plot number, project number or project name.
Does the developer have to tell me the handover date changed?
No verified Dubai rule requires a developer to notify each buyer individually when the handover date changes. RERA asks developers to update the expected completion date in DLD records, so the Dubai REST app may show the change before any letter arrives. Checking the record before each instalment is a simple habit for buyers abroad.
The expo salesperson promised an earlier handover. Does that count?
A handover date promised at an expo or seminar counts only if it appears in the signed SPA. Under DLD advertising rules, exhibitions allow preliminary reservations, not sales, and the contract terms are what a Dubai court or arbitrator reads. Keep any written promise, but rely on the SPA and the registry date for planning.
